John: Hey guys, my name is John. This is an Intermediate lesson.

Jenny: 那今天呢,我们有时到了租房子的这个【戏里】

John: Right, this is a series about renting an apartment. So, if I'm not mistaken the guy has already looked at several apartments, he's looked at a few offers and today, finally....

Jenny: 诶,有一个他喜欢的所以呢今天这要签合同

John: OK, so it's time to sign the contract.

John: When we sign a lease in Chinese we call it a 'contract', right?

Jenny: 是的,‘签合同’,‘签合同’

John: OK, so the verb 签, that's 1st tone, right?

Jenny: 嗯,对的

John: And then 'contract' is?

Jenny: 合同,第二声和轻声

John: OK, 2nd and neutral. Alright, so, uh, who is in this podcast so we're, we're clear before we start?

Jenny: 啊,那等一下我们会听到三个人,一个呢是‘房客’就是想租房子的人

John: OK, so that's the 'tenant'

John: And the agent is female, the other two are male, right?

John: OK, here we go.

John: OK, so literally that means 'rent gold'.

Jenny: 其实就是每个月你要付给房东的钱

John: OK, so the rent, the price of rent. So, 租金 is two 1st tones, right?

Jenny: 对,‘租金’。那么租房子的时候呢【刚开始先】多付一点钱,通常就是‘付三押一‘,‘付三押一’

John: So, the first time you rent, you have to pay extra.

I think I'm right with the square-brackets, although the 始 of 开始 does sound a lot like a "xiao".

Jenny: ‘付三押一’,‘付三押一’

John: OK, so 付三 means 'pay three'.

Jenny: 对

John: Three what?

Jenny: 三个月的租金

John: OK, so you pay three months' rent upfront

Jenny: 对,然后‘押一’,‘押一’

John: OK, so what are we doing to 'one'?

Jenny: ‘押’第一声,‘押’

John: Is what?

John: Ah, 押金 means deposit, right?

Jenny: 没错

John: Deposit money.

Jenny: 嗯

John: So, you have to put down the deposit equal to one month's rent, is that right?

Jenny: 嗯,是的。一个月租金,所以‘付三押一’就是以前付给房东三个月的租金,然后呢再给他一个月的租金这个是押金

John: So, you've got to pay four months upfront.

Jenny: 嗯

John: And this is kind of standard?

Jenny: 对的,还是【蛮】多钱【的啊】

John: Yeah, it is a lot of money.

Jenny: 嗯。。。。
