The former is to do business with another company and involves negotiating and signing contract.
The latter is to do business, in this case, it would sound like selling things in a market as 做生意.

待 is to stay, for example, 你待在这等妈妈。
住 is to live, in this case, it is to stay in a hostel or hotel for three days, 在北京住三天.
