We will try and get that fixed. In Chinese they basically mean the same thing. One is medicinal herb, the other is herbal medicine.

大方 has several meanings. The most simple is generous. Stylish and poised is another one. You could also use the word your wife suggested. Here are some example sentences with that adjective.

The second le is a mistake. The system seems to generate one every now and then, perhaps because of the preceding one.  The notes should be correct now.

Normally you would put the number of rooms in that space, but the audio has 几 jǐ which means "how many" so she's saying, "How many rooms, how many living rooms?"

Percentages are the opposite in Chinese. Think of it as 60% of the regular price = 40% discounted. For example, 10% off is jiǔ zhé (90% of regular price). This can be super confusing at times speaking from experience. Check out this intermediate lesson with the following sentence.:

上衣全面八折，現在買特別划算。

shàngyī quánmiàn bāzhé xiànzài mǎi tèbié huásuàn

All tops have 20% off, if you buy it now it's a real bargain.
