You have stumbled upon the big challenge of teaching characters with video - in 30% of the cases, there are two completely different characters. ChinesePod is working on how to handle this. One solution we have is that for our ChinesePod Today series on YouTube, we have both a "Traditional" channel and a "Simplified" channel, presenting the same material in two different videos.

And, yes, you're right that Grace's tones aren't always exact. When choosing audio material to imitate, I always suggest going to the "Dialogue" tab and "Vocabulary" tab on ChinesePod's website. You can repeatedly listen to each word or sentence one at a time, and those are always recorded by a native speaker.

In addition to "area" or "district," 区 can also be translated "region" or "ward."

When I moved to the U.S. from China, I found myself unintentionally dropping the Chinese word 小区 into conversation, because it just seems like English doesn't have a good equivalent.

In this context, 能 seems weird. It often refers to ability, rather than permission, so they're not quite interchangeable.

Yes, that's true. 一 tends to change tone, depending on what follows. 不 also does this, and there's an audio-only lesson about 不 here.

It can be done either way. As a learner of Chinese as a foreign language, I appreciate it when the tone is shown in Pinyin to change according to context.

Thanks for pointing that out! On this page, there is an option to the left for "Report a Mistake." That would be the right place to let someone know that there is a mistake in the lesson.
